Prospective Tenants and Applicants What is the application fee? The application fee is $35. Each person over 18 years old will need to submit a separate application.
What do I need to apply for a property? To apply for a property you will need to fill out an application online, pay the application fee, and provide a copy of a valid government issued ID and documentation for 2+ months proof of income.
What documents work for Proof of Income? To verify your income please provide your most recent pay stubs. If you do not have paystubs and are not able to get them from your employer we will work with you to verify your income another way. Screenshots of bank deposits and cash transfer apps like Zelle, CashApp, and PayPal do not count as valid Proof of Income
Do you accept pets? Pets are approved on a case by case basis. For any dogs, cats, and any other pets that do not spend the majority of their time in a cage, tank, aquarium, or other enclosure there is a $350 non-refundable pet fee and a $35 monthly pet rent.
Dogs - Do you have a banned breeds list? Yes, German Shepherd, Doberman Pinscher, Chow, Akitas, American Staffordshire, Wolf-Hybrids, Cane Corsos, Rottweiler or Terrier (Pit Bull & Pit Mixes) dog, Presa Canarios, Siberian Huskies, Alaskan Malamute and Mastiffs.
What are your credit requirements? The average credit score among all applicants and co-signers must be above 500. If the average credit score is between 500 and 599 we will require that you pay last month's rent before moving in. This is in addition to the first month's rent and the security deposit.
Can I have a co-signer? Yes, for applicants with no credit history a co-signer is required. For applicants with an average credit score below 600 a co-signer can be used to remove the need to pay last months rent up front but the average credit score with the co-signer must be above 600. I have a criminal record, will I be denied? Misdemeanor convictions that relate to property damage such as arson and vandalism, as well as any felony conviction, must be at least 7 years old or 2x any time served, whichever is greater. Applicants must also not be a registered sex offender.
I have an eviction on my record, will I be denied? Any evictions must be 7 years old. All applicants must have a clean rental history for the past 3 years.
I’ve been approved! What’s next? After being approved, the lease must be signed and the deposit paid within 48 hours. The lease will be sent through the email(s) provided and the signing is electronic. Once all tenants and co-signers sign the lease, the deposit must be paid, this is also done online.
If the lease is not signed and/or the deposit is not paid within 48 hours we may cancel the lease and offer it to the next qualified applicant.
Once the lease is signed and the deposit is paid the tenants must transfer all applicable utilities into their name then pay the first month's rent and last month's rent (if required) before receiving keys.
Do you require renter’s insurance? Yes! A renter’s liability policy of at least $100,000 in coverage is required. By default, we will provide a liability policy for you at a cost of $9.50/mo, however, this will not cover your personal property.
However, if you provide adequate proof of insurance we will remove the $9.50 monthly charge. The policy must have at least $100,000 of liability coverage and list Right at Home Rentals as an additional interest. You can upload this policy through your online portal. TenantsCan I pay my rent by credit card? Yes! Through your online portal you can pay by e-check, debit card, or credit card. Please note that while there is no fee for paying by an e-check card payments do have processing fees. You will be notified of the fee before processing your payment.
How do I submit a maintenance request? Through your online portal you can submit a maintenance request. Be sure to give a detailed description of the problem including what is happening and where it is happening at. Also, please provide 2 or more photos of the problem. Do you allow subleasing? No, we do not allow subleasing. I need to end my lease early, what do I do? Please email the Tenant Service Manager at [email protected] to assist.
I need to move out but someone else on the lease is going to stay, what do I do? Everyone on the lease will need to sign a tenant vacating agreement. We may also require the remaining tenants to reapply. There is a $150 fee for this process, application fees, if required, will be charged separately.
